Our 188 acre group of properties will be developed in multiple phases to include:

Phase 1 (13.5 acres Beach Front): Hotel and Entertainment Beach Resort Property

White sand, warm breezes, and turquoise blue water - Jamaica is known for beautiful beaches. Flamingo Beach is a natural white sand beach that is protected by a coral reef that parallels the coastline, approximately 700 feet off shore. Over one thousand feet (1056 ft.) of beachfront will be groomed to meet the highest expectations of luxury travelers. Our focus is to showcase a beach that's real and naturally Jamaican.

Rest and relax in semi private sun screens or play and be adventurous. Access to water sports (sailboats, jet skis, wind surfers, etc.) will be available through licensed service providers, insuring the integrity of service and security of our facilities.

Jamaican fine rum and fresh juices will offer guests the opportunity to enjoy unique drinks and cocktails while relaxing on the beach or enjoying our numerous entertainment venues.

A taste of Jamaica will highlight many local favorite dishes, like ackee & salt fish, roasted bread fruit, steamed Red Snapper and grilled cassava bread. Who could ever forget the sight & smell of Jerk Chicken grilling over an open BBQ pit of pimento, cinnamon and nutmeg charcoals? Food is such a large part of Jamaican culture and it will be made available throughout a network of street vendors, cafes and fine restaurants.

A spectacular free form pool will be highlighted with tropical gardens, rock formations and cascading waterfalls. Lounge on a cool shaded chaise or swim over to the wet bar for a cocktail. Tanning & lounge decks will be available to bask in the sun or to quietly enjoy the scenery.

Rustic Georgian architecture will emphasize our interest to present an authentic feeling of Jamaica. Supportive facilities including lockers, showers, changing rooms and rest rooms will be monitored and safeguarded to afford a carefree visit. Verandas and sun decks will accommodate café's and outdoor dining. Shopping will be available through numerous store fronts and street vendors. We will feature local crafts and carvings as well as lavish arts and designs from some of Jamaica best known artists.

For those guests that are feeling lucky, Flamingo Beach will include a casino gaming lounge. Inspired by the unique treasures of Jamaica, more than 100 state-of-the-art machines and fabulous Caribbean styled food & drinks will be available for a unique kind of entertainment.

"Roots of Jamaica, Museum & Genealogical Cultural Center" Roots of Jamaica will be a unique attraction to the Flamingo Beach Resort Development that will present the historic stories of Jamaica's natural inhabitants, then the Spanish conquerors who in turn were conquered by the British and the eventual emancipation of the Jamaica. All these historic transitions will be highlighted to show their contribution to the evolution of Jamaican culture. The introduction of African, Asian, European, North & South American influences will be reflected within our cultural presentations of how attitudes, beliefs, customs, traditions, art and achievements are passed on to each generation. National heroes and influential leaders of Jamaica will be emphasized to show their contributions to society. A historical database of Jamaican ancestry will be accessed through a digitized map of the world centering Jamaica as the focal and pivotal island bridging Africa, Europe and North America to the Caribbean, Central & South America. "Roots of Jamaica" looks forward to working with the Jamaica National Heritage Trust, Historical Society of Jamaica, Institute of Jamaica and The African Caribbean Institute of Jamaica/Jamaica Memory Bank (ACIJ/JMB). As partners toward our committed goals of educating and honoring the rich history and heritage of Jamaica, we intend on providing truly unique and exciting presentations to highlight the roles, values and material culture of Jamaica.

Completing our Phase 1, Flamingo Beach Resort will include the development of two uniquely styled boutique hotels. Historic Georgian architecture will carry through each hotel. Utilizing an area of approximately 1.5 acres for each hotel will yield 50 to 65 rooms sheltered by lush floral gardens that introduce style and distinction for an elegant and intimate hotel setting.

Phase 1 Business Operational Guidelines

• Transient guests will pay an entrance fee to the resort. This will include access to the beach (water sports will be additional), swimming pool, entertainment venue, restaurants, bars, casino, lounges, reception and facilities
• Guests will pay "A la Carte" for food and drink.
• History/Cultural Center will be a separate entrance fee.
• Color-coded wristbands will identify the different types of guests (cruise ship guests, our hotel guests, other hotel guests, villa, and local transient guests).
• The beach area will be divided off for our own hotel guests to provide additional security and privacy. Of the 1056 feet of beachfront, an estimated 356 feet will be for our own hotel guests and 700 feet will be for other guests.
• Estimated capacity for the beach area is 1 person per 2 feet of beach front, equaling 700 and 1400 guests respectively.
• Swimming pool and pool lounge area capacity is estimated for 500 guests.
• Estimated number of guests occupying neither the beach nor pool amenities is 100.
• Total estimated guest capacity, not including our own hotels, would be 2,000 people.
